"Out of the frying pan and into the fire" pretty well describes the last two weeks of my life with the FPLOA. My dad had many wise sayings but my favorite is, “Honey, you’ll find that most surprises in life…are not pleasant.” Truer words were never spoken.

Here are a few of my recent “surprises”:a.      A “Cease and Desist” order from the Army Corps of Engineers related to the Wagon Creek Cistern and threats of enormous fines. b.      Boxes of messy, unorganized association records which were turned in by former committee chairs and officers. c.       Unable to locate original Certificates of Deposit --which may have to be replaced (a not-so-simple, time-consuming process).d.      Over $16,000 in UN-budgeted expense for the bookkeeper to generate/mail/track the 2013 Assessments.e.      Un-paid, Past Due amounts for Taxes and Late-fee Penalties to the IRS.f.        No maintenance agreement for our USED motor-grader -- another $13,000 un-budgeted expense.g.      A $275,000 purchase order for a NEW front-end loader (equipment used only to plow snow) was signed by our former president just four (4) days before the FPLOA Director Election results became known.h.      FPLOA Pay-Pal account was tied to the former President's defunct e-mail address which resulted in funds being placed in limbo at a time of year when assessment collections are at their peak.i.        Financial records from 2012 in disarray, inconsistently reported & very difficult to track. j.        The "forensic” audit -- which several landowners have requested --cannot be carried out because of the exorbitant amount of time an auditor would need to sort out the financial records.k.       No Reserve Study scheduled for 2012 because the 3-year contract, signed in 2010, expired due to non-performance on the part of the FPLOA in 2011. l.        Camping Policies do not comply with our Covenants. As per the FPLOA attorney, camping is limited to a total of 21 days per year (not 21 days at a time) and the FPLOA cannot require campers to be out of the park on a specific date. According to our covenants, land owners can use the 21 days anytime -- Jan. through Dec.m.     Unexpected attorney expense to review existing unprofessional and ambiguous contracts.n.      Emergency Evacuation Route/s in need of repair and maintenance.o.      Miles of perimeter barbwire fencing down and/or missing completely.p.      Our most recent Reserve Study did not include the perimeter barb-wire fence. So only $1500.00 per year is budgeted for fence repair. q.      The "Five-Year Road Plan" does not exist. r.       No one knows how the poly-com system works because the connection process has been changed.s.       E-Mail warnings and complaints from former directors and officers that "we" have failed to comply with changes/amendments they made to FPLOA By-Laws and Board Resolutions only to discover these conflict with FPLOA covenants, were never posted for member comment, were made without a special or open meeting, etc.t.        No radio tower was installed on the new Admin. Building. So the equipment-operator radio doesn’t work.u.      The Forest Service can’t oversee the burn of our slash piles this year because their authority for controlled burns has been taken away by the governor.
AND FINALLY… (For the moment)
v.       Reports of other serving directors threatening to “bury me” and calling other directors “idiots” in committee meetings
